ACMI Properties Selects JLL to Lead Leasing for Their 1,100-Acre National Security Industrial Hub, the Largest Aerospace and Defense Development in Indiana

The pioneering development is strategically located adjacent to the world’s third-largest naval installation, Naval Surface Warfare Center Crane

BLOOMFIELD, Ind., March 26, 2025JLL announced today that it has been selected by ACMI Properties, a leading property developer in the national security and aerospace sectors, to head leasing efforts for its National Security Industrial Hub (NSIH), a premier build-to-suit industrial and manufacturing site in Bloomfield, Indiana. Designed to serve defense, aerospace and advanced manufacturing companies, the NSIH provides strategic proximity to the Naval Surface Warfare Center (NSWC) Crane, the world’s third-largest naval installation.

JLL Executive Managing Directors Steve Schwegman and Brian Seitz are representing the landlord, ACMI Properties, in this project.

Prometheus, a U.S.-based merchant supplier of solid rocket motors, will be the site’s first anchor tenant. The company will establish its headquarters and production facility on 550 acres of the site, marking a major milestone for the development. Construction is slated to commence in the second half of 2025, with the Prometheus facility opening in phases starting in 2027.

The NSIH offers flexible site configurations tailored to mission-critical industries, including aerospace, energetics and munitions manufacturing. Spanning a total of 1,141 acres, the development is designed to lower economic barriers for startups, provide scaling space for tenants and ensure companies have the resources they need to rapidly test, refine and scale production. The hub will also foster collaboration between private industry and the defense sector, enabling streamlined innovation and technology development.

Situated just a few miles from NSWC Crane, the industrial hub is within a one-day drive of more than 50% of the U.S. population. Indiana is a leading state for manufacturers, with some of the best infrastructure and lowest cost of doing business in the nation. Additionally, as the fifth busiest state for commercial freight traffic, Indiana further strengthens its position as a key logistics and supply chain hub. The site also provides excellent access to regional labor, ensuring tenants can attract and retain a skilled workforce.

JLL Indianapolis’ Q4 2024 Industrial Outlook report revealed a strong market rebound, with the region achieving back-to-back quarters of over two million square feet in positive absorption to close out the year. In the fourth quarter alone, 2.6 million square feet were absorbed – the highest quarterly total in nearly two years.
